What Counts as Household Income?
This is where USDA differs from every other loan program. The limit applies to the income of everyone living in the home — not just the borrowers on the loan. A working adult child or parent living with you counts toward the household total, even if they are not on the mortgage.
At the same time, USDA allows deductions that can bring your countable income down, including allowances for minor children, childcare expenses, disabled household members, and elderly households. Many families who look “over the limit” on paper actually qualify after adjustments.
